Why The World’s Wealthy Have Quietly Moved To Dubai

This summer, fresh from the West Coast of the U.S., a tech entrepreneur arrived in Dubai. In tow were his family, their family office and a fleet of 30 luxury cars. Everything a billionaire needs to start a new life in Dubai.

“It’s very safe here for my children. L.A. isn’t what it used to be. Crime has risen since Covid,” says the entrepreneur in his mid-50s who did not want to be named.

Finding a house with space for 30 cars was not easy, says Rohal Kohyar, marketing director of Luxhabitat Sotheby’s International Realty. Eventually a villa on its own private estate was identified. It had a basement that could be converted into a giant garage.

Nor was setting up the family office straightforward. Family offices on this scale manage hundreds of millions of dollars in private wealth, a task that requires a team of around 30 specialists.

“We’ve had to increase the salary for an E.A. (executive assistant) position for it to be attractive for people to come back to the U.A.E.,” says Zahra Clark, head of the MENA region for Tiger Recruitment.

During the pandemic many expats left Dubai for home. But with so many wealthy families now relocating to Dubai, recruiters are having to offer big incentives to lure investment professionals back to the Emirate.

Kohyar estimates 20 billionaires have bought property in Dubai this year, and Luxhabitat Sotheby’s International Realty has seen around a 300% increase in business compared with the same period last year.

According to the Dubai Land Department, the volume of property sales in Dubai increased by 136.5% in August compared to the same month last year. Villa sales were up 124% thanks in part to the sale of several Dh 100 million ($27 million) villas in Dubai Hills Grove area. “Normally we do one or two Dh 100 million ($27 million) deals a year. This year we’ve already done nine of them,” says Kohyar.

Real estate booms have come before, but this time is different, says Kohyar. “Now people are buying these luxury properties to actually live in them with their families.”

And they are in a rush, he says. Buyers are not waiting around for developments to be finished off. “They have to be ready now now.” The rich are suddenly in a hurry.

There is something else happening in Dubai that is different: People are coming from further afield. Kohyar says most of his clients are coming from major European countries, like the U.K., Switzerland and Germany. Of the super-rich setting up family offices in Dubai, Clark says most are from the U.S. and U.K. Other recruiters say there is a heightened interest from Singapore and Hong Kong.

Many were impressed with the way Dubai handled the pandemic. Vaccines were rolled out quickly among Dubai’s three million residents, P.C.R. tests are cheap and available, and the country only suffered a brief lockdown in March and April of 2020. “We’re busier now than pre-Covid. This will continue for as long as Europe, U.K. and the U.S. can’t get things right in how they’re dealing with the Covid situation,” says Clark.

But in reality, the pandemic hit Dubai very hard. Thousands of skilled expats started heading home as jobs dried up, the cost of living spiraled and they worried about being stranded abroad.

Dubai’s rulers suddenly realized the fallibility of their economy. Expats brought with them businesses, wealth and entertainment. Without them, Dubai’s own talented or entrepreneurial youth might follow them overseas.

In an effort to reverse this brain drain, the U.A.E. government started offering “golden visas” to high achievers. The 10-year residency visa was created in 2019, but since the beginning of this year it has been handed out to top students, successful entrepreneurs and award-winning actors.

In July, 45 students who scored more than 95% in their exams were granted golden visas. Raghad Muaiyad Asseid Danawi, a 17-year-old Jordanian student studying at Dubai’s Qatr Al Nada School was among them. “This is a great opportunity for me, my parents and siblings,” she told Khaleej Times.

That same month, the U.A.E. made 100,000 golden visas available to computer coders. Having lost out to Europe, and Silicon Valley, Dubai now wants to establish itself as a tech hub and has a target to establish 1,000 major digital companies over the next five years.

Alongside students and computer coders, the U.A.E. has also been handing out golden visas to actors. Yasmin Abdelaziz, a popular Egyptian actress was given a golden visa in July, joining a trio of Lebanese pop-stars-Najwa Karam, Marwan Khoury and Ragheb Alama-who have already been given the visa.

All of this makes Dubai more attractive for the wealthy. For Dh 10 million ($2.7 million) they too can have a golden visa. And, thanks to a new law introduced in February this year, (Decree Law 19), they can bring their family offices with them.

But perhaps the most enticing thing about U.A.E. for the lack of income tax. When other parts of the world, and especially the U.S. and U.K., are mooting wealth taxes to pay for the pandemic, Dubai suddenly looks much more attractive.

And, if they start moving their businesses or family offices here, they are more likely to stick around, says Kohyar: “This surge right now is more on a personal level, it’s more rounded, and we think this is going to be much more sustainable because people are moving here with their families and with their businesses so they’ll definitely stay.”

1. Use your picture throughout your profile 

People think that working online as an anonymous provider, instead of being a corporate employee, means they can withhold their identity from their freelancing profile. Quite the contrary, removing any imagery of yourself from your freelance profile makes it harder for prospective buyers to trust you. Are you really who you are claiming to be? How can buyers be sure?

Content with imagery and video gets 94% more views than content with only plain text and stats. We are visual creatures, so we need to see photo evidence that we are not being scammed.

  • Include different photos of yourself for your profile picture, services and biography. The more images you use, the more trustworthy you become
  • Post only crisp, high-definition photos in which you are making eye contact with the camera
  • Consider branding yourself with the same colors in all of your images
  • Refresh your photos every few years to match your real-time identity

2. Feature as many reviews as possible

Social proof is essential. It’s the only way we can convince ourselves that someone is trustworthy online when we have never met them in person. That’s why 84 percent of people trust online reviews as much as they do a recommendation from a friend or family member. Prioritizing your five-star reviews on your profile will help a buyer trust you immediately.

  • Work hard in the beginning to secure a perfect five-star average. Go above and beyond and consider charging less-than-market prices to get your first reviews
  • Proudly present the reviews on your profile, front and center
  • Offer up a summary of your reviews to prospective clients in your messaging inbox

Too often, first-time freelancers skew information about their background and experience since no boss is watching them do it. This can come back to haunt you, especially since buyers can do a simple background check on you in minutes. Should the freelancing site catch you lying, you will be blacklisted for the remainder of the platform’s existence. It’s not worth it. Augment what credentials you do have. If you don’t have many, offer free work for friends and family to bolster your portfolio.

  • Spend some months doing work for free so you can add real projects and products to your profile
  • Never lie. As you climb in prominence on a freelancing site, the company will conduct background checks on you.
  • Buyers are more likely to buy from you if they trust you. If they catch you lying, they will never trust you again.

4. Don’t wait for first reviews

One of the most challenging periods in freelancing is the initial weeks when you have to sit and wait for a buyer to be the first one to invest in your service. When you have no reviews, they don’t know if they can trust you.

Think outside the box and go to your in-person networks for first reviews. Ask family members, former coworkers, friends and those who follow you on social media if they need your service for their businesses. Accessing your already aggregated networks will have you circumvent freelancing algorithms that can punish newbies.

  • Post about your services on social media
  • Write articles about your services and post them to a website or your social profiles
  • Offer referral discounts to people you know for securing you new clients

5. Offer more than one service

Marketing studies have found that consumers prefer choices when they go shopping. If you walk into a clothing store and see just four shirts hanging on the clothing rack, you start to feel uncomfortable, right? But if you want into a store with 400 shirt options, you would feel free to shop around and find the item that is right for you.

The same goes for your freelancing profile. If you offer just one service, buyers will assume you’re new to the site, you don’t know what you are doing and have only one skill-set. When starting, offer at least three (related) services on your profile. That way, buyers can feel like they are really shopping. 

  • If you don’t know what other services to offer, check out your competition. Look up people with your same skill-set and see what other services they list.
  • Don’t be afraid to teach yourself new skills. Take online classes and practice.
  • After a while, increase your services from three to five to even 10!

It might seem like online side businesses are for the highly skilled, but we all have skills that are valuable to someone. Don’t let yours go to waste when you could be harnessing them to improve your bank balance and help others at the same time. Here are three ideas for how you can earn extra cash with an online side hustle.

1. Freelance on the side

Freelancing is an excellent way to build your income because it’s flexible. Unlike full-time employment, freelancing means that you can choose your hours and clients, making it a perfect side business if you’re not able to commit a dedicated number of hours each week. 

As of October 2019, there were 57 million people in the U.S. alone who were using freelance work to boost their incomes and build their businesses. CNBC reported that freelancers doing skilled services earn a median rate of $28 an hour — more per hour than 70% of workers in the economy overall. 

Freelancing isn’t limited to professional skills. In fact, freelancing can be so varied that it is possible to offer a service for almost anything, providing there is a requirement for it and you can build a client base. 

According to Preston Lee, founder of Millo, one of the quickest ways to find new clients is via job boards. “If you don’t have clients, you don’t have a business, and if you don’t have a business, you’re just a hobbyist. Getting your first freelance clients will give you confidence, momentum and traction from which you can find success more quickly.” 

So how do you get started with freelancing?

  • Find your niche. What skills do you have that other people or companies might need? Can you write engaging content, are you great with graphic design, can you offer administrative skills or do you have a knack for accounting? Find a skill that you can offer to solve a problem for your potential customers. The more valuable the skill, the more profitable and in demand your freelancing will be. 
  • Market yourself with a website and portfolio. Start a website to get your skills noticed. You can design your own or, if you don’t have the skills or funding for that, join a platform where freelancers and clients can find each other. Whichever you choose, make sure potential clients can review your work and decide if they want to hire you. Your portfolio should showcase your skills and show clients why they should choose you. If you haven’t had previous clients, create your own examples to highlight what you can do. 
  • Price it out. How much to charge can be a conundrum: You don’t want undercharge and end up putting in a ton of hours for little return, but if you overcharge you’ll struggle to find clients willing to pay for your services. Research how much you should charge. Review the services you’re offering, compare them to competitors and find a price range that matches your level of competency.

2. Launch a high-end blog

Blogging is flexible and doesn’t really cost anything to get started. It may seem like blogging is reserved for those with incredible writing skills and a great understanding of marketing. Although you do need to have some writing skills, what you write about is just as important as how you write it — the actual content is what draws in readers. It’s also what makes or breaks a blogging site. You could be the most skilled writer in the world, but if you don’t understand what your readers want, then you’re never going to find success. The key to starting a blog is to find your niche.

So how do you make money through blogging?

  • Affiliate marketing. Affiliate marketing means that you link to a brand or product in a blog post, and each time one of your readers clicks that link, you can earn a little money. You can’t just link to brands randomly and get paid, but you can sign up for an affiliate marketing network.
  • Sponsored content. Once you’ve built your brand and secured a good number of subscribers and readers, you might even be approached by brands and companies to write about their chosen product. This is a great way to make money from your blog.
  • Pitch to publications. If you’re very knowledgeable in your chosen niche, there’s no reason for you to shy away from approaching publications and getting your blogging business out there. It could result in you getting into paid publications.

3. Turn your knowledge into an online course

The online course industry is continuously growing one because it provides people with the ability to new learn skills in a flexible and more in-demand way than traditional classroom learning. We all have skills that other people don’t possess but want to learn, and with a little work you can create your own online course to give you extra income each month. 

The beauty of starting your own online course is that you don’t have to be a qualified teacher and as long as your course has high-quality content and provides people with an in-demand skill for a reasonable price. There’s no profit without a little hard work, though — you do have to create the content, which might be time-consuming. Here’s how to get started:

  • Choose a subject. What are you skilled in? Consider what skill or knowledge you can teach other people that is so valuable they would pay to learn it.
  • Buy or build. Before you can get started with online courses, you need to decide if you’re going to build your own website or use a hosted platform for online courses. Research the cost of both options and weigh the pros and cons before deciding. 
  • Marketing is key. Good marketing is essential if you want to draw in potential clients. If you haven’t had your own business before, it’s important to know the most effective marketing techniques. Do some research to make sure you’re up to date and knowledgeable about the latest marketing strategies.
